(§ 1.0) INTRODUCTION <br /> CThis Soil Suitability Study presents the results of my investigation concerning the soil <br /> characteristics and groundwater under the subject property referenced on the Title Page. It was <br /> completed to satisfy the requirements of the San Joaquin Environmental Health Department <br /> (EHD), specifically: 1.) To create a proposed homesite Parcel 2 from this subdivision and to <br /> determine if the underlying soil of these proposed Parcels are acceptable for the proper operation of <br /> a septic system which will function as intended for its anticipated lifespan, and 2.) Provide analysis <br /> and recommendations based upon the environmental criteria encountered in this study. This report <br /> is in compliance with the requirements for a Soil Suitability Study under Development Title <br /> Section 9-1105.2 Item (d) of the San Joaquin County Ordinance Codes. <br /> Within the text of this Report, bolded Section (§) numbers are referenced at the beginning of an <br /> applicable sentence, paragraph or paragraphs, or Appendices that correspond with the EHD <br /> Requirements Checklist for a Soil Suitability Study. <br /> (§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> (§ 1.1,111.2,'2.1) The purpose of this project is to subdivide an existinC447.5± cre Parcel (Area <br /> determination according to Tentative Map; District Viewer Map says 50.12 acres , intof t-:o`Varcels <br /> denoted as Parcel 1, which is to be 44.8 acres and the homesite Parcel, which is to be.2 h.acres. <br /> Mr. Boersma's single family residential (SFR) structure is existing on proposed Parcel 2. A <br /> domestic well and septic system serve this structure. A new well was recently drilled to replace the <br /> original well that was drilled when the residential structure was constructed. This will be <br /> discussed in Section 4 of this Report. The entire Parcel (save the residential structure) is planted in <br /> almonds. There is an irrigation well near the south-center of the property. The old domestic well <br /> and the newly drilled domestic well was sampled for this study. The irrigation well was not <br /> sampled since there is no electricity to this well. <br /> (§ 3.7) Parcel orientation is denoted on the Tentative Map found in Appendix A,produced by the <br /> engineering firm of Wong Engineers, Inc. Any building proposed to be built on proposed Parcel 1 <br /> will have to observe all EHD requirements, which would include a perc test in the location of a <br /> proposed building. If a primary house and second unit dwelling were built on Parcel 1, and with <br /> the primary (existing home) on Parcel 2, this would give a total of three septic systems on the two <br /> Parcels consisting of approximately 47.5 acres. This is a density of one septic system per 15.8 <br /> acres, which can be considered extremely low. Nitrogen fertilization and mineralization from <br /> organic matter decomposition would constitute a much greater nitrogen input than from three <br /> septic systems. <br /> (§ 1.1 and 2.1) The subject property is approximately two miles north of the town of Ripon. <br /> Surrounding property use consists predominately of agricultural production land, a manufacturing <br /> company/facility, =e4 , <br /> ow density s' le family homes, ranchettes, and ag buildings. <br /> Current zoning i Ais ill not change.
