h. MAINTENANCE BUILDING: Only one accessory structure is allowed for maintenance and <br /> repair of the permitted trucks and trailers. (Development Title Section 9-605.6[f][5]) <br /> i. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) The design of the driveway shall be such as to allow trucks to enter and exit property without <br /> entering into the opposing lane of traffic. <br /> j PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) Driveway and maneuvering areas shall be paved and permanently maintained to provide a <br /> durable dust free surface. All other areas that are used for vehicular traffic shall be surfaced and <br /> permanently maintained with a chip seal. Trailer parking areas shall be surfaced with a <br /> minimum four inches of aggregate base. (Development Title Section 9-1015.5[e][2]a.) <br /> k. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy of the storage building to a Group B occupancy <br /> (U.B.C. Section 3405). The structure shall be brought into compliance with all current code <br /> provisions including structural, plumbing, mechanical, electrical, energy and disabled access <br /> requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24). <br /> (3) All recommendations of the soils engineer that were included in the soils report shall be <br /> incorporated in the construction drawings. <br /> (4) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). <br /> B. Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> C. The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Title 24). <br /> D. Provide one van parking space. <br /> 2.
