Gau, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT : SA-90-61 PRE-APPLICATION for the construction of a can <br /> manufacturing and warehouse facility at an existing cannery . <br /> Located at the S . end of Nowell Road , Thornton . <br /> APPLICANT : Tri Valley Growers APN : 001-230-20 <br /> INFORMATION : <br /> The site is located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area . The 100-Year Flood <br /> Elevation will be approximately 13 feet NGVD . <br /> Nowell Road has an existing right-of-way width of 60 feet, and a <br /> planned right-of-way width of 60 feet . <br /> ORDINANCE REQUIREMENTS : <br /> 1 . An Improvement Plan, prepared by a registered Civil <br /> Engineer , showing drainage , driveway access details , on-site <br /> parking, existing and proposed utility services , and grading, <br /> shall be submitted to the Department of Public Works for <br /> approval . Storm drainage shall be retained on-site , or <br /> provisions shall be shown on the Improvement Plan . <br /> 2 . Encroachment permit shall be required for work within road <br /> right-of-way . <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development . The fee is due and payable at the time of <br /> building permit application . (The fee are $979 . 00 per 1 , 000 <br /> gross square feet of building as "Warehouse" and $771 . 00 per <br /> 1 , 000 gross square feet of building as "Manufacturing" in the <br /> Thornton area .
