CONDITIONS OF APPROVAL <br /> MS-96-24 <br /> NORMAN BATEMAN <br /> Minor Subdivision Application No. MS-96-24 was approved by the San Joaquin County Community <br /> Development Department on November 26, 1996. The effective date of approval is December 6, <br /> 1996. This tentative map approval will expire on December 6, 1999, which Is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been compiled with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> Identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br />� 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 60 feet, measured at the front yard setback <br /> line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 6,000 square feet. (Development Title Section r� <br /> 9-310.3) <br />` b. DEVELOPMENT REQUIREMENTS: The following development requirements apply and shall be <br />+: shown on the Parcel Map: <br /> (1) The following note shall appear on the Parcel Map and also shall be recorded as a <br /> separate instrument (Development Title Sections 9-1105.11[b], 9-1120.11[b], and 9- <br /> 1135.11[b]): <br /> Prior to any grant of approval for a development project or issuance of <br /> a building permit on the 'Designated Remainder,' the requirements of <br />€ Chapter 9-1105 (Wastewater Disposal), Chapter 9-1120 (Water <br /> Systems),and Chapter 9-1135 (Storm Drainage) of the San Joaquin <br /> County,Development Title shall be met. <br /> 2.
