The owner shall execute an Irrevocable Offer and Agreement to <br /> Dedicate Road to result in a thirty (30) foot wide right-of-way <br /> from the centerline of Quashnick Road to the property line across <br /> the parcel' s frontage . (A $225 . 00 fee currently is required for <br /> processing per Development Title Table 9-240 . 2 in addition to a <br /> copy of the Grant Deed. ) <br /> (Development Title Section 9-1150 . 5) <br /> 4 . The frontage improvements for Quashnick Road shall be constructed <br /> in conformance with the standards for one-half of a 60-foot <br /> right-of-way Rural Collector Road. The construction of the <br /> frontage improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement or a <br /> Secured Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to their estimated construction costs prior to <br /> Development Title Table 9-240 . 2 in addition to a copy of the Grant <br /> Deed and an estimate for the required frontage improvements . The <br /> estimate shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Department <br /> option, the Department of Public Works will prepare the drawing <br /> and estimate for an additional fee of $115 . 00 . <br /> (Development Title Section 9-1150 . 2) <br /> S . The Traffic Impact Mitigation Fee will be required for this <br /> development . The fee is due and payable at the time of building <br /> permit application. (The fee currently is $1, 171 . 00 per <br /> 1, 000 gross square foot of building as Service Commercial . The <br /> fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. A credit may be allowed if it can be <br /> verified that the existing development on this site was in <br /> operation on or after April 23 , 1990 . <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and <br /> R-96-592) <br /> 6 . The Water Supply Facilities Impact Mitigation Fee will be required <br /> for this development . The fee is due and payable prior to <br /> issuance of the building permit. The fee currently is $423 . 00 per <br /> 1, 000 gross square foot of building as Service Commercial . The <br /> fee shall be automatically increased on January 1 of each year <br /> through the year 2005 at the rate of 7 . 66 percent . A credit may <br /> be allowed if it can be verified that the existing development on <br /> this site was in operation on or after April 30, 1991 . <br /> (Development Title Section 9-818 .4 and Resolutions R-91-327, <br /> R-94-185 and R-97-5) <br /> 7 . A copy of the Final Site Plan shall be submitted prior to release <br /> of building permit . <br /> B . Verification shall be obtained from the Solid Waste Division <br /> (468-3066) that this development has addressed the items on the <br /> attached Waste Plan Format for Development Projects . <br />
