QUASHNICK ROAD MS-00-0011 <br /> The City of Stockton Public Works Department has reviewed the subject application and has <br /> no objections to the two-year time extension. However, because the City of Stockton does not <br /> have a record of comments for this application, the following comments are offered: <br /> 1. Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer lines and/or treatment facilities, and if the site's land use is consistent with the <br /> City's General Plan, the property owner shall be required to apply for a City of Stockton <br /> Outside Sewer connection and shall be required to annex to the City of Stockton, or sign <br /> a deferred annexation agreement, and pay the applicable fees. Further, the <br /> owner/developer shall be responsible for all costs involved in the extension of the sewer <br /> main to serve this parcel, as required, to meet City standards. This may include the <br /> extension of the sewer main across the entire frontage of the property. <br /> 2. The owner/developer should dedicate right-of-way on Quashnick Road, as needed <br /> within the limits of the property, to provide a 60' roadway(30'half-section). Further, the <br /> owner/developer should install complete frontage improvements including, but not <br /> limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street <br /> lighting prior to occupancy of any new buildings/structures on this site. Should <br /> installation of these improvements prove not practical due to existing physical <br /> constraints,the owner/developer should enter into a Deferred Improvement Agreement <br /> whereby the owner/developer agrees to install the required improvements at such time <br /> as it is practical. <br /> Stockton <br /> ,q9U <br />
