AUG - 6 2003
Ji w
`'n'l anf f1q!lf
C ITY OF STOCKTON
PUBLIC WORKS DEPARTMENT
City Hall • 425 N. E1 Dorado Street • Stockton, CA 95202-1997 • 209/937-8411 • Fax 209/937-8277
www.stocktongov.com
July 30, 2003
Jennifer Jolley
San Joaquin County Community Development
Development Services Division
1810 East Hazelton Avenue
Stockton, CA 95205
A TWO-YEAR TIME EXTENSION FOR A MINOR SUBDIVISION TO RESULT IN PARCEL
ONE TO CONTAIN 1.36 ACRES, PARCEL TWO TO CONTAIN 1.0 ACRES, AND PARCEL
THREE TO CONTAIN 1.0 ACRES — 5533 E. QUASHNICK ROAD MS-00-0011
The City of Stockton Public Works Department has reviewed the subject application and has
no objections to the two-year time extension. However, because the City of Stockton does not
have a record of comments for this application, the following comments are offered:
1. Should the San Joaquin County require this development be served by City of Stockton
Sewer lines and/or treatment facilities, and if the site's land use is consistent with the
City's General Plan, the property owner shall be required to apply for a City of Stockton
Outside Sewer connection and shall be required to annex to the City of Stockton, or sign
a deferred annexation agreement, and pay the applicable fees. Further, the
owner/developer shall be responsible for all costs involved in the extension of the sewer
main to serve this parcel, as required, to meet City standards. This may include the
extension of the sewer main across the entire frontage of the property.
2. The owner/developer should dedicate right-of-way on Quashnick Road, as needed
within the limits of the property, to provide a 60' roadway(30'half-section). Further, the
owner/developer should install complete frontage improvements including, but not
limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street
lighting prior to occupancy of any new buildings/structures on this site. Should
installation of these improvements prove not practical due to existing physical
constraints, the owner/developer should enter into a Deferred Improvement Agreement
whereby the owner/developer agrees to install the required improvements at such time
as it is practical.
Stockton
,q9U
