Right to access shall be demonstrated by recorded instrument. <br /> 4. Dedication to result in a 42-foot wide right-of-way from the centerline of Eight Mile Road to the property <br /> line shall be required on the Final Map. (Development Title Section 9-1150.5[b]) <br /> 5. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right-of- <br /> way,prior to recording the Parcel Map. <br /> 6. The frontage improvements for Eight Mile Road shall be constructed in conformance with the standards <br /> for one-half of an 84-foot right-of-way minor arterial. The construction of the frontage improvements <br /> will be deferred,upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to recording the Parcel Map. (A$410.00 fee <br /> currently is required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed, legal descriptions and an estimate. The estimate and legal descriptions shall be prepared by <br /> a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works for approval. As an option, the <br /> Department of Public Works will prepare the drawing with estimate for an additional fee of$175.00.) <br /> (The fee due will be based on the current fee schedule.) (Development Title Section 9-1150.2[d][3]) <br /> 7. Proposed bridge crossing Mosher Creek shall be designed per California Department of Transportation <br /> (Caltrans) Standards and reviewed by San Joaquin County Department of Public Works. <br /> 8. Public water service and storm drainage shall be provided by County Service Area (CSA)46. <br /> Annexation is required. If a full application is submitted, the applicant will be required to submit a"will <br /> serve" letter from the CSA stating that public water service is available for the project. <br /> 9. On-site disposal of sewerage shall be conditioned upon completion of a soil suitability study. <br /> 10. The San Joaquin County Interim Flood Hazard Reduction Policy shall apply for the proposed major <br /> subdivision. Post-development discharge to Mosher Slough shall be attenuated to the pre-development <br /> discharge. <br /> 11. The Final Map shall delineate Mosher Slough with a twenty-five (25) foot building setback from the top <br /> of both banks. <br /> 12. The channel and the 25-foot setback from the top of both banks shall be dedicated to the San Joaquin <br /> County Flood Control and Water Conservation District(District) either on the Final Map or by a separate <br /> document to be submitted to the District. <br /> 13. A State Reclamation Board Encroachment Permit shall be obtained for all work done on Mosher Slough. <br /> 14. A State Reclamation Board standard levee access ramp shall be constructed at all sides of the proposed <br /> bridge for maintenance purposes. Adequate easements for access from the ramp to the street and to the <br /> levee shall be recorded. <br />
