Parcet 1_to contain .72 net acre and Parcel <br /> 2 to contain .95 acre. <br /> Recommendation: Denial. Section 16-009.2 of the Stockton Municipal Code (SMC), <br /> in conformance with the Subdivision Map Act (Government Code <br /> Section 66412), states that a lot line adjustment,.between two or more <br /> parcels may be processed as long as "no additional lots or building <br /> sites are created." A review of the site plan for Lot Line Adjustment <br /> Application. No. LA-97-40 indicates that both the residence and the <br /> sewage disposal system have been constructed on top of the property <br /> line that had previously separated Parcels 7 and 8 of the "Stockton <br /> River Gardens No. 1" subdivision. That construction effectively <br /> merged the two parcels into a single parcel. Because there is currently <br /> only one parcel, it is not possible to do a lot line adjustment to "create" <br /> a second parcel The creation of a new parcel should be subjectto the <br /> approval of a tentative map application.
