Within urban <br /> communities, both the existing and the proposed dwelling units of the dwelling cluster <br /> shall connect to a public water system, a public wastewater treatment system, and a <br /> drainage system that complies with provisions of Section 9-1135.3(b). <br /> • The project site is located within an urban community and the existing and <br /> future development is located around several newer subdivisions. All existing <br /> and proposed development shall comply with Development Title Section 9- <br /> 1105.3 (c)for wastewater and Development Title Section 9-1120.3 (c) for <br /> water. Additionally, all storm water drainage facilities for the proposed project <br /> shall comply with Development Title Section 9-1135.3(b). <br /> Landscaping. All areas not used for buildings, structures, driveways, parking areas, <br /> agriculture, or recreational purposes shall be landscaped. Said landscaping shall be in <br /> accordance with the provisions of Chapter 9-1020 and as deemed appropriate by the <br /> Review Authority. <br /> • All existing and proposed development shall comply with this requirement. <br /> Next Step <br /> When the applicant is ready to submit the full application it will be necessary to do the <br /> following: <br /> Submit the remaining portion of the Dwelling Cluster fee. <br /> • Submit seven (7) 18"x24" and two (2) 8.5'x11' copies of a site plan according to <br /> the Development Committee memo. <br /> • Submit seven copies of the application. <br /> NOTE: The pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements, <br /> preliminary design constraints and 'opportunities, and major environmental and safety <br /> issues. This information is provided in the hope of assisting the applicant in submitting a <br /> better and more complete application, as well as minimizing processing time. It is not <br /> intended to be an in-depth analysis, and an environmental assessment is not completed. <br /> The applicant should be aware that a detailed review will not be done until the full <br /> application is submitted.
