PA-1000268 OF <br /> STARKS, I.W. & ANNIE MAE (APN: 177-230=12) (3432 SOUTH B <br /> STREET, STOCKTON) <br /> The applicant has submitted the above referenced,Dwelling Cluster Pre-Application to <br /> permit for (4) four homes to be built in two phases over five years. Phase One to <br /> permit for (3) three homes. Phase Two to permit for one additional home for a total of <br /> (4) four homes. The project is located at the northeast corner intersection of east <br /> Ralph Avenue and south B Street, Stockton. <br /> The parcel has a General Plan Designation of R/L (Low-Density Residential) and <br /> Zoning of AU-20 (Urban Agriculture Reserve, 20-acre minimum). The eastern property <br /> line is adjacent to Duck Creek and single-family residences and the western property <br /> line abuts B Street. The northern property line is adjacent to single-family residences <br /> and the southern property line abuts Ralph Street: <br /> The Community Development Department has reviewed the pre-application and offers <br /> the following comments: <br /> Dwelling Cluster Development Requirements (Development Title Section 9-836 <br /> Yard Re uirements. The dwelling units, or the structures containing dwelling units, <br /> shall comply with all yard requirements for main structures prescribed by the <br /> regulating zone AU-20 (Urban Agriculture Reserve, 20-acre minimum). <br /> • The proposed project is consistent with this development requirement. <br /> In particular the two existing and,two proposed homes meet the current front, <br /> rear and side yard setback standards for the AU-20 zone (Urban Agriculture <br /> Reserve, 20-acre minimum).
