CONDITIONS OF APPROVAL <br /> PA-1800118 <br /> SHEA-MOUNTAIN HOUSE, LLC/SHEA MOUNTAIN HOUSE, LLC <br /> SPECIFIC PLAN II (NEIGHBORHOOD D) <br /> TRACT 3978-LANGSTON <br /> Major Subdivision Application No.PA-1800118 was approved by the Planning Commission on October <br /> 18, 2018. The effective date of approval is November 6, 2018. This tentative map approval will expire <br /> on November 4, 2021, which is three (3) years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2)a Final Map has been filed with and accepted <br /> by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to-this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> I. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: John Funderburg, 468-3160) <br /> GENERAL <br /> 1. Tentative Map Compliance: The Final Map shall be in substantial compliance with the Tentative Map <br /> dated May 20, 2018, and all Conditions of Approval. <br /> a. The project shall comply with applicable policies of the Mountain House Master Plan and all <br /> other applicable Community Approvais. <br /> b. Minor modifications to street and lot configurations may be allowed by the Community <br /> Development Director-without requiring a new subdivision map application or a revision to <br /> approved actions application. <br /> Timing: Prior to Final Map approval and any other Development Approvals subsequent to the <br /> Tentative Map. <br /> 2. Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be subject to <br /> Design Consistency Review and shall be consistent with the conditions of approval for the Tentative <br /> Map. The Final Map shall be recorded containing the following note: <br /> "All subsequent discretionary and ministerial approvals within the boundaries of this subdivision map <br /> shall be subject to Design Consistency Review and shall be consistent with the conditions of approval <br /> adopted for the Tentative Map." <br /> Timing: Prior to Final Map approval and prior to issuance of development permits. <br /> 3. Consistency: The Final Map, improvement plans and all subsequent development and building <br /> applications within the boundaries of the Tentative Map shall be reviewed by the San Joaquin County <br /> Community Development Department and found consistent with the approved Tentative Map, <br /> including all conditions of approval, the Mountain House Master Plan, Specific Plan I, Development <br /> Title, and all other applicable Community Approvals. <br /> Timing: Prior to approvals and prior to issuance of development permits. <br /> FEES <br /> 1 <br />
