The property owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a sixty foot (60') wide right-of-way for the future extension of DeBroggi Road across APN 055- <br /> 160-41. (A fee based on the current fee schedule is required for processing per Development <br /> Title Table 9-240.2 in addition to a copy of the Grant Deed of the subject property.) <br /> (Development Title Section 9-1150.5) (Development Title Section 9-1150.5 <br /> h. For each phase of the project, the developer shall provide drainage facilities and meet the <br /> requirements of San Joaquin County Development Standards. Retention basins shall be fenced <br /> with six (6) foot high chain link fence or equal when the maximum design depth is 18 inches or <br /> more. Required retention basin capacity shall be calculated and submitted along with a drainage <br /> plan for review and approval, prior to release of building permit. (Development Title Section 9- <br /> 1135) <br /> i. The Traffic Impact Mitigation Fee shall be required for each phase of this development. The fee <br /> is due and payable at the time of building permit application for each phase. The fee will be <br /> based on the current schedule at the time of payment. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolutions R-00-433) <br /> j The Regional Transportation Impact Fee shall be required for each phase of this development. <br /> The fee is due and payable at the time of building permit application for each phase. The fee will <br /> be based on the current schedule at the time of payment. (Resolution R-06-38) <br /> k- A copy of the Final Site Plan shall be submitted prior to release of building permit for each phase <br /> of this development. <br /> I. For all phases of this development, applicant shall file Permit Registration Documents (PRD) with <br /> the State Water Resources Control Board (SWRCB), and submit the Waste Discharge <br /> Identification Number(WDID) issued by SWRCB to the Department of Public Works. <br /> m. Eliminate the eastern State Route 12 driveway immediately adjacent to Ray Road. <br /> NOTE: A Solid Waste Diversion Plan for all applicable projects must be submitted to the Building <br /> Division of the Community Development Department prior to the issuance of the building permit. <br /> Contact the Solid Waste Division (468-3066)for information. <br /> This property is subject to the requirements of San Joaquin County Mosquito & Vector Control <br /> District (209-982-4675) and the California Health and Safety Code for the prevention of <br /> mosquitoes. Best Management Practices (BMP) guidelines for stormwater devices, ponds and <br /> wetlands are available. <br /> All future building permits for projects located within a Special Flood Hazard Area at the time of <br /> permit issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, <br /> Chapter 9-1605) and all requirements of the State of California (CCR Title 23) that are in force at <br /> the time of permit issuance.
