Highway 12, Lodi, CA
Original report dated May 13, 2015, Live Oak Project No. 1508
Mr. Estrada:
To address the requirements of the San Joaquin County Environmental Health Department, we
• have prepared an addendum to the Nitrate Loading Study completed for Phillips Farms/Michael
David Winery in 2015. The aim of this addendum is to incorporate updated use numbers into
the nitrate loading calculation, as well as to provide a new percolation test for the septic system
to be installed at the new production office building.
This report addresses four current and future projects at the Phillips Farms/Michael David
facility:
• Construction of a new production office facility (Plate 1). Building Permit BP-1703567
has been issued for this project.
• Grading associated with the production office facility. Grading Permit BP-1703565 has
been issued.
• Revision to PA-1300118, as follows: "A revision of approved actions application to
increase the number of attendees at marketing events for an existing large winery. The
previously approved use permit application was for a large winery with twenty-five (25)
marketing events per year with amplified sound with a maximum of 150 attendees per
marketing event. The revision is to increase the maximum number of marketing event
attendees from 150 people to 300 people."
• Potential future construction of new building for a staff of 50 additional production
workers. This project is in the conceptual stage only.
The current development includes Assessor's Parcel Numbers 055-160-50 and -29, totaling
52.95 acres (Plate 2). According to the San Joaquin County Community Development
Department, two parcels included in the previous report are not part of the current development:
• Parcel 055-160-51, a residential parcel owned by the Phillips family, and Parcel 055-160-41, a
vacant former railroad track.
Environmental d Engineering Geology Geophysics
