-3- <br /> (2) The required plans must be complete at the time of submittal for a building permit. Plans <br /> must address building design and construction, fire and life safety requirements, accessibility <br /> and show compliance with the current California codes and San Joaquin County <br /> ordinances. A complete set of plans must include fire sprinkler plans, truss calculations, energy <br /> calculations, plumbing, electrical and mechanical drawings as well as structural calculations. <br /> (3) A soils report is required pursuant to Section 1803 of the CBC. All recommendations of the <br /> Soils Report shall be incorporated into the construction drawings. <br /> (4) Pursuant to Table 4-3 of the California Plumbing Code, toilet facilities shall be accessible to <br /> employees at all times, should not be more that 200 feet from where employees are regularly <br /> employed and accessible by not more than one flight of stairs. The plans shall indicate the <br /> location of the toilet facilities and the travel distance from work areas. <br /> (5) Parking spaces will be required to accommodate persons with disability in compliance with <br /> Chapter 11 B of the California Building Code. These parking space(s) shall be located as close <br /> as possible to the primary entrance to the building. <br /> k. CALIFORNIA FIRE CODE: The following California Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Community Development Department for a building permit. <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of: NFPA 1142 of the <br /> National Fire Code. <br /> (2) Fire department access roads shall be in accordance with Section 503.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) This planning application will require a fire access road to be completed before the County <br /> Surveyors office will file the map for record. Please contact Fire Prevention at 209-468-3380 to <br /> schedule an inspection of the completed road. <br /> (4) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (5) Fire extinguishers shall be installed in accordance with California Fire Code, section 906. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. All new construction and the substantial improvement of any structure shall be elevated a <br /> minimum of two (2) feet above the highest adjacent grade. <br /> b. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only — all vertical features, including but not limited to <br /> fences, walls, private light standards, rocks, landscaping and cobbles are not allowed in the right- <br /> of-way.)
