The proposed changes do not conflict with <br /> any of the Objectives or Principles of those areas designated Agriculture and Residential on the General <br /> Plan. <br /> SUMMARY OF PROPOSED AMENDMENTS: <br /> SECTION 1 This section reduces the minimum dimensions of new comer lots from the <br /> present 75 feet to 65 feet. This section also changes the ordinance concerning <br /> street side yards. In the present ordinance, if an existing comer lot width is less <br /> that 75 feet, then the street side yard can be reduced from 20 feet to 10 feet. <br /> The proposed amendment would allow the reduction of street side yards only on <br /> existing lots where the width is 65 feet or less. <br /> SECTION 2 This section reduces the setback from property lines of fish and frog ponds from <br /> 40 feet to 10 feet. <br /> SECTION 3 This section changes some of the use types and requirements for creating <br /> substandard parcels in the agricultural zones. Major Impact Facilities (Urban) is <br /> added to the use types that qualify for smaller parcels. The use type Repair <br /> Services (Farm) is changed to Equipment Repair (Farm). <br /> This section also would allow the creation of substandard parcels when two or <br /> more existing dwellings exist on an individual parcel in the AG zone and the <br /> dwellings were built prior to February 9, 1961. <br /> SECTION 4 This section would allow minor changes in Final or Parcel Maps with a Certificate <br /> of Correction when certain findings can be made. <br /> SECTION 5 This section would eliminate the need for the County Planning Director to sign off <br /> on the Final or Parcel Map that the subdivision conforms to the General Plan. <br /> The Development Services staff would not approve a Tentative Map if it did not <br /> conform to the General Plan. <br />
