PA-0500841 OF MENCARINI <br /> VINEYARDS (C/O ABUNDANCE VINEYARDS) (APN: 013-020-27, 28, <br /> AND 29; ADDRESS: 21400 N. RAY ROAD, LODI) <br /> This project is a Site Approval application to convert 1200 square feet of an existing <br /> 2400 square foot agricultural building into an off-site wine cellar and to convert an 827 <br /> square foot storage building into an office. The wine cellar will be open to the public for <br /> wine tasting. There will be marketing events that will include monthly sales meetings for up <br /> to thirty (30) people. (Use Type: Wineries and Wine Cellars-Off Site Wine Cellar) The <br /> General Plan designation is General Agriculture (A/G) and the zoning is General <br /> Agriculture-40 acre minimum (AG-40). <br /> This project is located on the east side of N. Ray Road, approximately 3200 feet south of <br /> W. Peltier Road, northwest of Lodi. <br /> Parking <br /> Development Title Section 9-1015.3 states that eight parking spaces will be required. <br /> (2.5 spaces are required for every 1,000 feet of building area.) All parking spaces, <br /> driveways, and maneuvering areas for the eight spaces must be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provide a durable, dust free surface. In addition, ten parking <br /> spaces are required for the marketing events. These spaces do not need to be paved, but <br /> they must be shown on the site plan for the building permit. <br /> Access <br /> Access driveways must be a minimum of twenty-five (25) feet wide for two-way aisles and <br /> sixteen feet wide for one-way aisles, except that in no case shall driveways designated as <br /> fire access be less than twenty (20) feet wide. <br />
