J- <br /> CONDITIONS OF APPROVAL <br /> SA-92-7 <br /> SAM FREITAS <br /> Unless otherwise specified, all Conditions of Approval must be <br /> fulfilled prior to the establishment of the use and the issuance of <br /> any building permits. <br /> This approval will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> Conditions of Approval : <br /> a. Only one accessory structure, to be used for maintenance <br /> and repair of the permitted trucks and trailers, is <br /> allowed. (Section 9-3136 . 1) <br /> b. No parking shall be permitted in the front or side yard <br /> setbacks. <br /> C. The first one hundred feet of the driveway shall be paved <br /> or surfaced in a manner approved by the Development <br /> Services Division. <br /> d. Driveway width at the right-of-way shall be a minimum of <br /> 40 feet. The design of the driveway shall be such as to <br /> allow all trucks from the property to enter and exit <br /> without entering into the opposing lane of traffic. <br /> e. Adequate off-street parking, turnaround and maneuvering <br /> area shall be provided on site. No backing of trucks to <br /> or from the County road right-of-way is permitted. <br /> f. No transfer of truck loads is permitted on this site. <br /> g. On site repair work shall be limited to those trucks used <br /> in this operation. <br /> h. No outside storage of materials, truck parts, or <br /> ancillary equipment, or salvaging of inoperable, <br /> unlicensed, or unusable equipment or vehicles or part.; <br /> thereof , shall be permitted. <br />
