CONDITIONS OF APPROVAL <br /> MS-92-136 <br /> JOYCE WILLIAMS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Except for movement on and off the property, animals <br /> shall not be kept or maintained in coops, pens, corrals <br /> or less than 1/2 acre, barns, or similar structures <br /> closer than 40 feet from any rear or side property line. <br /> (Planning Title Section 9-3234) <br /> b. Parcels 1, 2 and 3 shall contain a minimum of 20 acre <br /> gross. (Planning Title Section 9-4010 . 1{a} ) <br /> c. All parcels shall have a minimum of 100 feet of frontage <br /> on Ray Road. (Planning Title Section 9-4010 . 11b}) <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> C. Dedication to result in a 30-foot wide right-of-way from <br /> the centerline of Ray Road to the property line shall be <br /> required across the frontage of APN 011-180-15 & 16 . <br /> (Planning Title Section 9-9430, 9-9431) <br /> d. Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207 , San <br />
