CONDITIONS OF APPROVAL <br /> MS-94-7 <br /> Lydia Maggio <br /> Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be <br /> compiled with prior to the approval of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval unless, (1) all Conditions of <br /> Approval have been complied with, and (2) a Parcel Map has been filed with and accepted by the <br /> Surveyor's Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Parcel 1 shall contain between two (2) acres net and five (5) acres gross. (Development <br /> Title Section 9-610.3) Parcel sizes shall be shown on the Parcel Map. <br /> b. The minimum width of the Parcel 1 shall be 150 feet and the minimum width of Parcel 2 <br /> shall be 330 feet. (Development Title Section 9-610.4) Parcel widths shall be shown on <br /> the Parcel Map. <br /> C. A note shall be placed ont he Parcel Map and a Notice of Minor Subdivision Restriction <br /> shall be recorded concurrently with the Parcel Map to the effect that the homesite is <br /> restricted from transfer for ten (10) years from the date of approval, and the property <br /> shown on the Parcel Map is restricted from further subdivision, for homesite purposed, <br /> pursuant to the provisions of the San Joaquin County Ordinance Code. <br /> d. The Conditions of Approval for Second Unit Dwelling Application No. SD-94-09 shall be <br /> complied with prior to approval of the Parcel Map. <br /> e. A minimum setback of ten (10) feet shall be maintained between the north property line <br /> of Parcel 1 and the 'existing pole barn' shown on the Tentative Parcel Map. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> See attached memo dated March 15, 1994. <br /> 3. ENVIRONMENTAL HEALTH DIVISION: <br /> See attached memo dated March 8, 1994. <br /> 4. PARKS AND RECREATION: <br /> a. In lieu of conveyance of park land to the County, as prescribed in Section 9-1230.8 of the <br /> County's Development Title, the developer shall pay fees for park development. <br /> Conditions of Approval - 1 - MS-94-7 <br />
