v <br /> COMMENTS ON DEVELOPMENTS <br /> MS-94-7 <br /> 3 . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910. 20) <br /> 4 . The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently is <br /> $3, 175. 00 per single family dwelling unit in the Lodi area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> 5. The frontage improvements for Ray Road across Parcel 1 shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way rural road. The construction of the <br /> frontage improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Parcel <br /> Map. (A $260. 00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed, recording fee, legal description of Parcel 1 and <br /> an estimate. The estimate and legal description shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $115. 00. ) (Development Title Section 9-1100. 3) <br /> 6. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> 7 .
