CONDITIONS OF APPROVAL <br /> PA-03-125 <br /> Meza <br /> Minor Subdivision Application No. PA-03-125 was approved by the San Joaquin County Community <br /> Development Department on May 5, 2003. The effective date of approval is May 15, 2003. This <br /> tentative map approval will expire on May 14, 2006, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. TENTATIVE MAP: The parcel map shall subs-mntially conform with the approved tentative map <br /> dated March 20, 2003. <br /> b. LOT SIZE AND WIDTH: The following lot size 2-:: width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width 50 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 2 acres. (Development Title Section 9-1105.2(d)(6) <br /> C. ACCESS: The following access requirements a::`, and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot-wide private easement access to Parcels 1, 2, and 3 along the north side <br /> of Parcels 1 and 2, and traversing Parcel 2. shall be shown on the Parcel Map. (Development <br /> Title Section 9-1150.15) <br /> d UNIFORM FIRE CODE The following Uniform F -= Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incc.-oorated in the construction plans before submittal <br /> to the Community Development Department for a ouilding permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the Sar- Daquin County Fire Chiefs Association. <br /> (2) This planning application will require a fire access road to be completed before the County <br /> Surveyors office will file the map for record.
