CONDITIONS OF APPROVAL <br /> MS-95-26 <br /> Shermantine <br /> On June 7, 1995, the San Joaquin County Community Development Department approved MS-95-26 <br /> subject to the Conditions of Approval listed below. This approval will expire 36 months from the date <br /> of approval unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been submitted to the County Surveyor for approval. <br /> Those Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 150 feet, measured at the front yard <br /> setback line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of two acres. (Development Title <br /> Sections 9-310.3 and 9-1105.2[d][61) <br /> b. ACCESS: The following access requirements apply and shall be shown on the Parcel <br /> Map: <br /> (1) A 25-foot-wide private easement for access to Parcels 1 and 2, along Parcels 1 <br /> and 3 as shown on the tentative map, shall be shown on the Parcel Map. <br /> (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map: <br /> • At the time of development of Parcels 1 and/or 2, the entire length of the <br /> private right-of-way for the parcels to be developed shall be constructed <br /> and maintained to the standards required by Section 10.207 of the <br /> Uniform Fire Code and applicable San Joaquin County Improvement <br /> Standards. (Development Title Section 9-1150.15[c]) <br /> C. DEVELOPMENT REQUIREMENTS: The following development requirements apply and <br /> shall be shown on the Parcel Map: <br /> (1) The following note shall be placed on the Parcel Map: <br /> • At the time of issuance of a building permit, drainage shall be retained <br /> on the site unless a terminal or other public community drainage system <br /> has been developed. <br /> Conditions of Approval - 1 - MS-95-26 <br />
