CONDITIONS OF APPROVAI <br /> PA-04-201 <br /> CRV Enterprises <br /> Lot Line Adjustment Application No. PA-04-201 was approved by the San Joaquin County <br /> Community Development Department on May 26, 2004,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on November 25, 2005, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John Funderburg, 468-3160 ) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment as shown on the plan dated <br /> (1) April 16, 2004. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: <br /> (1) Each parcel shall be a minimum of two acres in size. (Development Title Section 9-872.2([d]) <br /> (2) All parcels shall have a minimum lot width of 150 feet, measured at the front yard setback line. <br /> (Development Title Section 9-310.3) <br /> d. PROPERTY LINE SETBACK: The proposed new property lines shall be setback a minimum of <br /> 40 feet from any animal enclosures. (Development Title Section 9-1045.3) <br /> 2.
