CONDITIONS OF APPROVAL <br /> PA-02-271 <br /> CRV Enterprises <br /> Minor Subdivision Application No. PA-02-271 was approved by the San Joaquin County Community <br /> Development Department on September 12, 2002. The effective date of approval is September 22, <br /> 2002. This tentative map approval will expire on September 21, 2005, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved revised tentative <br /> map dated July 23, 2002. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 150 feet, measured a distance of 20 feet back from <br /> the front lot line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of two acres. (Development Title Sections 9-1135.4[b) <br /> and 9-1110.5[dl[6]) — <br /> (3) The angle of the lot side line shall be approximately normal to the street right-of-way <br /> (Development Title Section 9-905.9[d[) <br /> c. LOSS OF AGRICULTURAL LAND: The applicant shall provide mitigation for the loss of agricultural <br /> land by providing$2,000 to a reclamation district prior to recordation of the parcel map. <br /> d. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) All recommendations of the soils engineer that were included in the soils report shall be <br /> incorporated in the construction drawings. <br /> (2) Provide a copy of the Soils Report to the Building Inspection Division, Plan Check Section, at the <br /> time of the final submittal. <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> Conditions of Approval - 1 - PA-02-271 <br />
