The project is proposed in two phases. Phase 1 (building permits to be issued within 18 months from the effective date of approval) is to include the body shop only. Phase 2 (building permits to be issued within 36 months from the effective date of approval) is to include the paint shop and paint booth; located on the east side of Report Avenue, Stockton. Report Avenue, Stockton APN: 143-150-15 INFORMATION: The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. Report Avenue has an existing right-of-way width of 50-feet and a planned right-of-way width of 50-feet. RECOMMENDATIONS: 1. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record.)(Resolution R-00433) 2.
