According to <br /> the Phase I ESA conducted for the subject property in 2004, these ASTs contained ammonia gas <br /> utilized as a part of the large refrigeration mechanisms that refrigerated the fruit packing rooms <br /> at this adjacent site. Based on the nature of ammonia gas, a release from these ASTs would not <br /> constitute an environmental concern. ll <br /> Other <br /> Railroad tracks are located adjacent to the subject property to the east. Railroad spurs represent <br /> environmental concerns due to the historical application of oils containing PCBs, herbicides, and <br /> arsenic for pest and weed control, as well as the potential presence of creosote on the rail ties, <br /> and the historical common practice of using coal cinders for track fill material. Concentrations <br /> of these constituents of concern resulting from the railroad right-of-way would likely be <br /> confined to the near subsurface sediments and would not present a significant environmental <br /> health and safety concern to the occupants of the subject property or the underlying groundwater. <br /> Phase I Environmental Site Assessment AE 1 <br /> Project No.274968 <br /> October 11,2007 <br /> Page 27 <br />
