(DISTRICT 1) . <br /> APPLICANT: George Garcia APN: 143-160-48 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance <br /> Administration Designated F=ood Hazard Area. In addition, the existing <br /> San Joaquin County and City of Stockton Flood Insurance Studies, which <br /> delineate flood risks, floodplains and floodway areas, are currently being <br /> reevaluated. The reevaluation is being conducted by the Federal Emergency <br /> Management Agency, Region IX, Building 105, Presidio of San Francisco, <br /> California 94129-1250 , telephone (415) 923-7186 . The reevaluation may <br /> delineate additional flood risks . The official flood maps are available <br /> for review at the Department of Public Works, 1810 East Hazelton Avenue, <br /> Stockton. These flood maps will be updated when the reevaluation process <br /> is completed. <br /> John Street and Report Avenue have existing right-of-way widths of 40 feet <br /> and planned right-of-way widths of 50 feet . <br /> RECOMMENDATIONS : <br /> 1 . Encroachment permit shall be required for work within road <br /> right-of-way. <br /> (Development Title Section 9-1145 . 4) <br /> 2 . The driveway approach shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R-17 prior to issuance <br /> of the occupancy permit . <br /> (Development Title Section 9-1145 . 5) <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development . The fee is due and payable at the time of improvement <br /> plan approval . (The fee currently is $151 . 96 per daily trip-end <br /> generated in the Stockton area.
