The project includes the <br /> construction of a 490 square foot office building and a 1,000 square foot storage building; <br /> located on the west side of Report Avenue, 600 feet south of Waterloo Road, Stockton. <br /> (Supervisorial District 4) <br /> PROPERTY OWNER: Edgar Ruiz APPLICANT: Consuelo Serrano <br /> ADDRESS: 1811 N.Report Avenue, Stockton APN: 143-140-34 <br /> INFORMATION: <br /> The site is not currently located within a Federal Emergency Management Agency Designated Flood <br /> Hazard Area. <br /> The site is within the Phase 1 area of the National Pollutant Discharge Elimination System(NPDES). <br /> Report Avenue has an existing right-of-way width of 45 feet and a planned right-of-way width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to <br /> fences,walls,private light standards,rocks, landscaping and cobbles are not allowed in the right-of- <br /> way.)(Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. Prior to issuance of the occupancy permit,the driveway approach shall be improved in accordance <br /> with the requirements of San Joaquin County Improvement Standards Drawing No.R-17. <br /> (Development Title Section 9-1145.5) <br /> 3.
