CONDITIONS OF APPROVAL <br /> S. & D. MALCOUN ET AL <br /> MS-91-33 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a . All easements of record shall be shown on the Parcel Map. <br /> NOTE: On future developments, public water services will be <br /> required. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> b. A Parcel Map is required. <br /> C. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fees currently are <br /> $2 , 018 . 00 for each single family dwelling unit, $1 , 322 . 00 for <br /> each multi family dwelling unit, $4 , 512 . 00 per 1 , 000 gross <br /> square foot of building as "Retail/Service" , $1, 925 . 00 per <br /> 1, 000 gross square foot of building as "Office" , $979 . 00 per <br /> 1, 000 gross square foot of building as "Warehouse" , $1 , 397 . 00 <br /> per 1, 000 gross square foot of building as "Service <br /> Commercial" , and $771. 00 per 1 , 000 gross square foot of <br /> building as "Manufacturing" in the Thornton area. The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record) . <br /> 2 .
