River Road APN: 245-220-21 <br /> INFORMATION: <br /> The site is currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> The 100-year Flood Elevation will be approximately 60 feet NGVD. <br /> River Road has an existing right-of-way width of 80 feet and a planned right-of-way width of 84 feet. <br /> The Traffic Impact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at the <br /> time of building permit application. <br /> The Regional Traffic Impact Fee will be required when parcels are developed. The fee is due and payable at the time <br /> of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Dedication to result in a forty-two (42) foot wide right-of-way from the centerline of River Road to the property <br /> line shall be required across the frontage of parcel 1,parcel 2, parcel 3,parcel 4, parcel 5, and parcel 6. <br /> Dedication shall be made on the Parcel Map. (Development Title Section 9-1150.5) <br /> 3. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated right-of-way, <br /> prior to approval of the Parcel Map. <br /> 4. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 5.
