` June 23,2006 <br /> NOA Project Number: E05165B <br /> 1.1 Site Description <br /> The-subject property is located south of River Road, approximately 3.5 miles east of Highway 99 / <br /> (and Jack Tone Road, and approximately 0.75 miles north of the Stanislaus River in Ripon, California. <br /> (Plate 1). The subject property consists of one parcel (APN 245-220-21) of approximately 254.92 <br /> acres.The site address 18700 East River Road,is shared with the adjacent winery. <br /> According to the San Joaluin County Community Development Departme"b site, the subject <br /> property is zoned AG-40,;general agriculture with a minimum parcel size of 40 acres. This zoning <br /> designation"is established to preserve agricultural lands for the continuation of commercial <br /> agricultural enterprises." <br /> The elevation of the Si e, according to a United States Geological Survey topographic map,is <br /> " approximately 60 to 80 feet above mean sea level.
