Hieb, Engineering Assistant III Public Services Division yl�y SUBJECT: MS-98-1 A MINOR SUBDIVISION APPLICATION TO DIVIDE A 301.70-ACRE PARCEL INTO TWO PARTS. PARCEL 1 IS TO CONTAIN 40 ACRES AND THE REMAINDER PARCEL IS TO CONTAIN 261.70 ACRES, LOCATED ON THE SOUTH SIDE OF RIVER ROAD, 2,600 FEET WEST OF CARROLTON ROAD. (DISTRICT 5). APPLICANT: Brown's Lake Ranch APN: 245-220-13 INFORMATION: The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. River Road has a variable existing right-of-way width between 80 and 96 feet and a planned richt-of-way width of 84 feet. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. RECOMMENDATIONS: 1. A Parcel Map is required. (Development Title Section 9-915.2) 2. Remainder shall be designated as "Designated Remainder" on Parcel Map. (Subdivision Map Act Section 66445) 3. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) 4. Anv driveway that exceeds 150 feet in length from any public roadway shall be improved in accordance with the requirements of the Uniform Fire Code Section 10.207, San Joaquin County Standards F-1a, F-lb and F-lc and the Ripon Fire District prior to issuance of the occupancy permit.
