RIVER RD. , RIPON, CALIFORNIA. THE PURPOSE <br /> OF THE STUDY IS TO DETERMINE THE SUITABILITY OF THE PROPERTY FOR <br /> SEPTIC TANK USAGE. THE STUDY WAS PERFORMED ACCORDING TO THE <br /> REQUIREMENTS OF SECTION 9-10100 (c) OF THE SAN JOAQUIN COUNTY'S <br /> ORDINANCES. <br /> II . SITE HISTORY: <br /> REFER TO APPENDIX "K" (ADVANCED DESIGN GROUP'S DRAWING, SHEET 2 , <br /> DATED 11/19/98 , PROJECT 98-082 ) FOR THE LOCATION OF THE EXISTING <br /> AGRICULTURAL SHOP BUILDING, EXISTING RESIDENCE, EXISTING GARAGE, <br /> AND EXISTING WELL AND SEPTIC SYSTEMS. THE EXISTING SITE IS ZONED <br /> AG-40 AND WITHIN FEMA'S ZONE "C" (MINIMAL FLOODING) . THERE IS AN <br /> EXISTING SEPTIC SYSTEM THAT IS LOCATED DIRECTLY EAST OF THE <br /> EXISTING RESIDENCE (REFER TO APPENDIX "A" FOR COUNTY'S PERMIT <br /> DATA) . THE PRIOR HISTORY OF THE SITE NOTES THAT AN EXISTING <br /> DAIRY FACILITY WAS LOCATED APPROXIMATELY 250 FEET SOUTHWEST OF <br /> THE EXISTING RESIDENCE. ALL DAIRY STRUCTURES HAVE BEEN PREVIOUSLY <br /> REMOVED AND NO LONGER REMAIN A THREAT. THE REMAINING PORTION OF <br /> THE SITE WAS UTILIZED AS AN AGRICULTURAL ORCHARD. <br /> III . PROPOSED DEVELOPMENT: <br /> THE EXISTING SITE (APN 245-22-13 , 301 . 7 ACRES) IS BEING <br /> SUBDIVIDED (REF; SAN JOAQUIN COUNTY'S MS-98-1 ) TO WHICH THE EAST <br /> 46 . 796 ACRES WILL BE UTILIZED FOR THE DEVELOPMENT OF THE PROPOSED <br /> WINERY FACILITY. APPENDIX "K" NOTES THE PROPOSED FIRST PHASE OF <br /> THE PROJECT AND APPENDIX "B" NOTES THE OVERALL PROPOSED <br /> DEVELOPMENT OF THE SITE (REF; SAN JOAQUIN COUNTY'S UP-98-1 ) . <br /> APPROXIMATELY 8 ACRES OF ORCHARD WILL BE REMOVED FOR THE <br /> DEVELOPMENT OF THE PROJECT. <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE: <br /> AS STATED IN ITEM #II ABOVE; THERE IS AN EXISTING SEPTIC SYSTEM <br /> THAT IS LOCATED DIRECTLY EAST OF THE EXISTING RESIDENCE (REFER TO <br /> APPENDIX "A" FOR COUNTY'S PERMIT DATA) . THIS EXISTING SEPTIC <br /> TANK SYSTEM IS EXPECTED TO BE MAINTAINED UNTIL 2010 TO WHICH THE <br /> PROPOSED FUTURE OFFICE / WAREHOUSE / MFG BUILDING (REF; APPENDIX <br /> "B" , PROJECT "D" ) IS CONSTRUCTED. REFER TO APPENDIX "K" FOR THE <br /> LOCATION OF ALL PROPOSED SEPTIC TANK SYSTEMS. <br />
