Revised Conditions of Approval <br /> UP-98-0001(UP, RA) <br /> Mcmanis Family Vinyards, Inc <br /> Revisions of Approved Applications for Use Permit Application No. UP-98-0001 was approved by the <br /> Planning Commission on May 18, 2017. The effective date of approval is May 28, 2017. This approval <br /> will expire on March 15, 2029, which is 12 years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2)all necessary building permits have been issued <br /> and remain in force, and (3) all necessary permits from other agencies have been issued and remain <br /> in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Ke^^ Sullivan Stephanie Stowers, <br /> [209]468-9653) <br /> a. BUILDING PERMIIT: Submit an"APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer, or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on- <br /> site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the <br /> "SITE PLAN CHECK LIST'for details). A fee is required for the Site Plan review. (Development <br /> Title Section 9-884). <br /> b. APPROVED USE: This approval is for a new winery, as shown on the Site Plan submitted <br /> January 5, 1998. <br /> c. STORM DRAINAGE: Stormwater drainage shall be retained on the site. The drainage pattern <br /> and corresponding on-site and off-site storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> d. PHASING: Phasing is approved over a period of eight=yeaFs an additional twelve(12) years. All <br /> required building permit applications for the approved uses shall be submitted within eight yeaFs <br /> an additional twelve (12)years of the effective date of approval for this application. The Certificate <br /> of Occupancy for Building D (84,000 square foot office/warehouse/manufacturing building) shall <br /> not be issued until the installation of Parking Lot K2 is completed and landscaping is installed <br /> across the frontage of the site on River Road. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> (2) A minimum total of 59 parking spaces shall be provided, including 3 accessible spaces. <br /> (Development Title Section 9-015.5) Phase I shall include a total of 12 parking spaces, with <br /> the remaining 47spaces to be installed as part of Phase V. <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> f.
