JAN-01-1900 01:57 P.04 <br /> 1.0 SUMMARY <br /> On April 17,2003,Environmental Safety Services(ESS)conducted a Phase I Environmental <br /> Assessment,of the property at 2172 River Drive, Stockton,California.The site is identified as <br /> APN's 111-020-27 & 29. The following summarizes the independent conclusions <br /> representing Environmental Safety Services (ESS) best professional judgment based on <br /> information and data available to me during this assignment. Information regarding <br /> operations, conditions, and other data provided by the client, owner or their representative <br /> has been assumed to be correct and complete. Additionally, the conclusions presented are <br /> based on the conditions that existed on the date of the assessment. <br /> Based on the results of the Phase I Environmental Assessment, I conclude that in the areas <br /> observed the subject property is not involved in the generation,treatment,storage or disposal <br /> of hazardous waste. <br /> Based on the site being a subdivision of a vacant residential parcel and a parcel with a <br /> residence along with direct observation of the site, the subdivided vacant parcels do not <br /> contain: <br /> Asbestos-containing materials <br /> Urea formaldehyde foam insulation_ <br /> Radon gas. <br /> Underground storage tanks. <br /> Transformers with dielectric fluids <br /> The review of the regulatory agency data available for the project and the general area ofthe <br /> subject property concluded that the site is not on any of the data bases and that none of the <br /> sites listed are anticipated to have an impact on the subject property. Ln addition,the review <br /> does not suggest that the subject property is currently involved in the generation,treatment, <br /> storage or disposal of hazardous waste. <br /> The review of the historical data available for the site shows that over the years the city of <br /> Stockton and surrounding properties have developed into residential uses. The Calaveras <br /> River is located directly to the north of the parcels with residential areas to the east,west and <br /> south. Access to the subdivided parcels will be from River Drive and Nina Court. <br /> Pacific Gas& Electric (PG&E) provides electricity and natural gas to the site. PG&E has <br /> replaced all known transformers containing levels of polychlorinated biphenyls (PCB) in <br /> excess of fifty parts per million(50 ppm) in accordance with federal law. Sewer is provided <br /> by the city of Stockton. Water is provided by the California Water Company. <br /> 2.0 INTRODUCTION <br /> 2.1 PIt rpose <br /> The purpose of this site assessment is to evaluate and classify the environmental concerns <br /> associated with the property.
