INTRODUCTION <br /> A soil suitability study for septic tank usage was performed <br /> according to the requirements of Section 9-10100 (c) of San <br /> Joaquin County Ordinances per condition 2-a of Conditions of <br /> Approval of M. S. 92-134 approved August 17, 1992. <br /> B. PROPOSED DEVELOPMENT <br /> The property consists of 20 acres, zoned GA 40 and is presently <br /> in almonds. The property is located on River Road a mile west <br /> of Sexton Road. The owners are creating a 3.0 Gross acre, <br /> 2. 8 Net acres homesite (Parcel # 1 ) for an existing house. <br /> The remaining 17.0 Gross acre, 16. 7 Net acre (Parcel # 2) <br /> at present will remain an almond orchard. (See Conditions <br /> of Approval for Tentative Map M. S. 92-134, Exhibit "A" ) . <br /> C PRESENT AND PAST USE OF THE SITE <br /> Past uses included a grape vineyard. The present use is <br /> an almond orchard that was planted 20+ years ago. There <br /> has been a house on the site for some time. The original <br /> house was torn down and a new house constructed at the <br /> same location. <br /> D. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> The existing septic tank system for the existing house on <br /> Parcel # 1 was updated with a new septic tank in Dec. 1981 . <br /> Any future building construction on Parcel # 2 will require <br /> a sewage disposal system permit and inspection per Ordinance <br /> Code Section 5-3003. Research of existing San Joaquin County <br /> Environmental Health Division permits for septic tand and <br /> leach field systems was performed. <br /> 22111 River Road.
