CONDITIONS OF APPROVAL <br /> MS-92-134 <br /> LAMMERT VAN LAAR <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235. 00 per single family dwelling unit in the <br /> Escalon area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> C. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> d. The frontage improvements for River Road across Parcel 1 <br /> shall be constructed in conformance with the standards <br /> for one-half of an 84-foot right-of-way rural arterial <br /> road. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently is required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal description of Parcel 1 and an estimate. The <br /> estimate and legal description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional <br /> fee of $100. 00. ) (Planning Title Section 9-9430, 9-9433) <br />
