Phase I to include the construction of a 16,800 square foot sand blast <br /> and warehouse building. Phase 2,to be completed within 5 years, includes the construction of a <br /> 4,973 square foot warehouse building and an 8,669 square foot warehouse building. Phase 3, to be <br /> completed within 8 years,to include the construction of two 8,000 square foot warehouse buildings; <br /> located on the south side of E. River Road, 2,300 feet east of Brennan Road,Escalon. <br /> (Supervisorial District 4) <br /> PROPERTY OWNER: Wayne Morrill APPLICANT: Norman Wilson <br /> ADDRESS: 24754 E. River Road,Escalon APN: 247-090-31 <br /> INFORMATION: <br /> The site is not currently located within a Federal Emergency Management Agency Designated Flood Hazard Area. <br /> River Road has an existing right-of-way width of 60 feet and a planned right-of-way width of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. The Traffic Impact Mitigation Fee shall be required for any incremental traffic resulting from this application. <br /> The fee is due and payable at the time of building permit application. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record. (Resolution R-00-433) <br /> 2. The Regional Transportation Impact Fee shall be required for any incremental traffic resulting from this <br /> application. The fee is due and payable at the time of building permit application.
