e. LOADING: Two (2) loading spaces shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.51g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> River Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. The trees <br /> shall be, evenly spaced throughout the parking lot(Development Title Section 9-1020.6). <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of the <br /> driveway shall allow trucks to enter and exit the property without entering into the opposing lane <br /> of traffic(Development Title Section 9-505-7). <br /> i. SIGNS: A maximum of one (1) free-standing advertising sign shall be permitted for the approved <br /> use (Development Title Section 9-1710.5(h). Sign details shall be consistent with Chapter 9-1710 of <br /> the Development Title and be included on the site plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut-off (snipe) <br /> (Development Title Section 9-1717.2[g]). <br /> j. NOISE LEVELS: The following noise regulations apply to this project: <br /> (1) Noise levels of trucks entering and leaving the truck terminal shall comply with the California <br /> Vehicle Code sections regarding noise(Development Title Section 9-505.6{b)) <br /> (2) Noise levels at the property line shall be no greater than 65dB LDN. <br /> (3) This project shall comply with the performance standards specified in Table 9-1025.9 of the <br /> Development Title. <br /> Conditions of Approval -2 - <br />
