CONDITIONS OF APPROVAL <br /> PA-1300161 <br /> Aggregates, Inc./Associated Engineering Group <br /> Lot Line Adjustment Application No. PA-1300161 was approved by the Community Development <br /> Department on October 14, 2013,which is the effective date of approval. This approval will expire on <br /> April 15, 2015, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John Funderburg, <br /> 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated September 13,2013. <br /> b) NOTICE OF LOT LINE ADJUSTMENT A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> (i) The proposed new property lines for Parcel One (Quarry Plant) shall meet <br /> the front, side and rear yard setback requirements for the AG-40 zoning <br /> designation (General Agriculture, 40-acre minimum)for non-agricultural <br /> and agricultural structures. (Development Title Section 9-610.2) <br /> 2) PUBLIC WORKS DEPARTMENT (Contact Staff: Alex Chetley, 468-3000), See memo attached dated <br /> September 26, 2013. <br /> NOTES AND INFORMATION ONLY: <br /> Parcel One(Quarry Plant) is currently operating under Quarry Excavation application QX-89-0002 and is <br /> more commonly known as"George Reed, Main Riverbank". The existing quarry operation was originally <br /> permitted in 1957, and renewed under Excavation Permit EP-75-3. The permit allowed for the extraction of <br /> 1,500,000 cubic yards of sand and gravel and in 1981 Excavation Permit EP-81-6 was approved by the <br /> Board of Zoning Adjustment for the removal of 500,000 tons of material over a five year period. <br /> On August 3, 1989, the Planning Commission approved Quarry Excavation permit <br /> QX-89-0002, with an expiration date of August 31, 2009. This was a renewal of Excavation Permit EP-81-6. <br /> On March 4, 1999 the Planning Commission approved a Revisions of Approved Actions application for QX- <br /> 89-0002 to extend the life of the permit for 30 years with an expiration date of March 4, 2029. Approval of <br /> this Lot Line Adjustment application is consistent with the conditions of approval for QX-89-0002 and any <br /> applicable Surface Mining and Reclamation Act regulations. <br />
