CONDITIONS OF APPROVAL <br /> LA-00-49 <br /> Barron <br /> Lot Line Adjustment Application No. LA-00-49 was approved by the San Joaquin County Community <br /> Development Department on July 21, 2000,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on January 20, 2002, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 2 shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.2) <br /> (2) None of the lots shall be reduced to less than 2 acres. (Development Title Section 9-872.2) <br /> c. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) Parcel 1 and Parcel 3 shall have a proposed access width of 25 feet. <br /> 2. DEPARTMENT OF PUBLIC WORKS (See the attached memo dated July 7, 2000.) <br />
