PA-0700055 OF RICHARD <br /> AND CAROLINE HACKETT (C/O LUK AND ASSOCIATES) (APN/ADDRESS: <br /> 109-040-20, 21-14100 WEST RIVIERA DRIVE, STOCKTON). <br /> The applicant has submitted the above referenced Major Subdivision Pre-Application to subdivide <br /> two (2) parcels totaling 2.27 acres into ten (10) residential lots. The property has a General Plan <br /> Designation of R/L (Low Density Residential) and is zoned R-L (Low Density Residential). <br /> The project site is located at the terminus of the intersection of Fairway Drive and Riviera, west of <br /> Stockton. <br /> The Community Development Department has reviewed the proposed Major Subdivision Pre- <br /> Application and offers the following comments: <br /> Existing Structures <br /> Parcels 4 and 5 of the tentative map shows an existing 4,300 square foot single family residence, <br /> with parcel 5 showing a 1,350 square foot wood deck and boat dock. It appears the existing <br /> house crosses over the proposed new lot lines. A demolition permit must be issued for the <br /> existing structure prior to approval of the Final Map. <br /> Lot Size and Width <br /> Development Title Section 9-310.3 states that the minimum lot width in the R-L zone is fifty (50) <br /> feet measured from the front yard setback and the minimum lot size is 5,000 square feet. The <br /> General Plan states that the maximum allowable density in the R/L designation is 2-6 dwelling <br /> units per gross acre. The applicant is proposing ten (10) lots on 2.27 acres as shown on the <br /> Tentative Map. This would equate to 4.5 dwelling units per gross acre. It appears that the <br /> proposed project meets the General Plan density requirements for development in the R/L <br /> designation. <br /> Levees <br /> Development Title Section 9-1605.18 states that no fence or structure shall be erected within ten <br /> (10) feet of the landside or waterside levee toe or within twenty-five (25) feet of the top of either <br /> bank of any natural or manmade stream without obtaining the approval of the Department of <br /> Public Works. The proposed Parcels 1,2,3,4 and 5 as shown on the Tentative Map are located <br /> along the levee for the Stockton Deep Water Channel and shall be required to meet the <br /> requirements regarding setbacks for development near levees. <br /> I <br />
