Road Naming Procedures <br /> All subdivision road names shall be submitted to the Community Development Department for <br /> approval by the Director. Contact Kimberly Wallace at 468-0816 for road name standards. <br /> (Development Title Section 9-1150.18) <br /> Access <br /> The project applicant proposes a private easement to serve ten (10) lots as shown on the <br /> Tentative Map. Development Title Section 9-1150.15(d) states that a maximum of six (6) lots <br /> may be served by a private right-of-way or the private right-of-way shall be improved to San <br /> Joaquin County Improvement Standards for public roads. <br /> Gates <br /> The applicant has indicated the proposed project will be a gated community. Development Title <br /> Section 9-1022.2(f) states any gate, other than gates for pedestrian use only, shall be setback or <br /> recessed a minimum of ten (10) feet from the property line unless there are at least sixteen (16) <br /> feet between the property line and the edge of the traveled roadway, in which case the setback <br /> requirement is waived. The applicant shall be required to meet this requirement as a condition of <br /> approval for this project. <br /> Services <br /> • Sewer- Pursuant to Development Title Section 9-1105.3(a) areas zoned Low Density <br /> Residential shall be served by a public wastewater system. APN 109-040-20 is currently <br /> being served by Pacific Gardens for sewer services. The applicant shall be required to <br /> provide a "will serve" letter from Pacific Gardens indicating service can be provided for <br /> the proposed project. <br /> • Water- Development Title Section 9-1120.3(a) states that low density residential <br /> subdivisions shall be served by a public water system. APN 109-040-21 is currently <br /> being served by California Water however the applicant shall be required to provide a <br /> "will serve" letter indicating that service can be provided for the proposed project. <br /> • Storm Drainage- Development Title Section 9-1135(a) states that all subdivisions shall <br /> discharge into a terminal drain, except that an agency retention basin may be an <br /> acceptable alternative where permitted by a Master Plan or Specific Purpose Plan. <br /> Tentative Map <br /> If the applicant files a full application, a revised tentative map will be required. The tentative map <br /> must show the following: <br /> • Public Road Standards for access <br /> • Dedications: Improvements and easements dedicated to the County. <br /> • Storm Drainage: The location of the proposed storm drainage facilities including <br /> collection facilities. <br /> 2 <br />
