'" <br /> March 4,2007 <br /> Kerry Sullivan,Director <br /> San Joaquin County <br /> Community Development Department <br /> Objections to proposed lot subdivision on Riviera Drive. <br /> Dear Sir: <br /> About twenty years ago I bought my house at 4223 Riviera Drive with full understanding <br /> of the existing Covenants, Conditions and Restrictions (cc&r) covering the Riviera Cliffs <br /> Subdivision. As recent as five years ago,the property owners were considering <br /> amending the cc&r to create a gated community. To the best of my knowledge the cc&r <br /> have never been amended by the property owners to permit further subdivision of the <br /> lots. <br /> Item#7 of the cc&r states: None of said lots shall be subdivided into building lots having <br /> less than 11,000 square feet of area or width of less than 80 feet,nor shall any building be <br /> erected on any lot having an area of less than 10,000 square feet or frontage of less than <br /> 80 feet. <br /> Unless the property owners of the Riviera Cliffs Subdivision are willing to amend the <br /> existing cc&r the request to subdivide the lots should be denied in its entirety. <br /> Further, if by some unknown reason, you decide to proceed with the request for such a <br /> high density land use in such a low density land use area,the fragile, inadequate and <br /> outdated sewer and water system would have to be updated for the entire subdivision and <br /> the cost born by the new home owners. The over 100 hundred trips that would be <br /> generated by the new homes in such a blind spot on Riviera Drive would be an accident <br /> waiting to happen especially during fog conditions which we seem to have a lot in this <br /> area. <br /> Sincerely, <br /> Dean Aiekander <br /> 4223 Riviera Dr. <br /> Stockton, CA 95204 <br />
