CONDITIONS OF APPROVAL <br /> PA-0500045 <br /> Rodgers <br /> Lot Line Adjustment Application No. PA-0500045 was approved by the San Joaquin County <br /> Community Development Department on March 16, 2005,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on September 15, 2006, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Antonio Salcedo, [209)468-8597) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment as shown on the plan dated January 27, <br /> 2005. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall <br /> enter into new contracts prior to recording the Notice of Lot Line Adjustment. Filing Fees are <br /> required for this application. (Government Code Section 51257) <br /> d. SETBACKS: The existing residence on Parcel 1 shall be setback a minimum of 30 feet from the <br /> rear property line. (Development Title Section 9-610.5) <br /> 2. ENVIRONMENTAL HEALTH DEPARTMENT(See the attached memo dated February 17, 2005) <br /> 3. DEPARTMENT OF PUBLIC WORKS (Seethe attached memo dated February 14, 2005) <br />
