(550 MILK COWS, 80 DRY COWS, 200 BRED HEIFERS, <br /> 200 CALVES OVER THREE MONTHS, 110 CALVES UNDER THREE <br /> MONTHS, TOTAL 1,140), LOCATED ON THE WEST SIDE OF <br /> ROBINSON ROAD AT AVENA ROAD. (DISTRICT 5). <br /> APPLICANT: Frank V. Faria APN: 205-130-07 <br /> INFORMATION: <br /> The site is currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. The 100 year Flood Elevation will be approximately depth of one Feet NGVD. <br /> Robinson Road has an existing right-of-way width of 40 feet and a planned right-of-way width of <br /> 50 feet. Avena Road has an existing right-of-way width of 60 feet and a planned right-of-way <br /> width of 60 feet. Van Allen Road has an existing right-of-way width of 60 feet and a planned <br /> right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1. An Encroachment Permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $174.59 per <br /> additional daily trip-end generated in the Stockton area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record.) A credit may be allowed if it can be verified that the <br /> existing development on this site was in operation on or after April 23, 1990. <br /> (Resolution R-00-433) <br /> 4. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. The fee currently is <br /> $671.00 per 1,000 gross square foot of building designated as manufacturing. The fee <br /> shall be automatically increased on January 1 of each year through the year 2005 at the <br /> rate of 7.66 percent.
