LA-98-27 OF ROGER AND IMOGENE <br /> REMONDA (APN: 161-120-12, 161-120-17) <br /> ----------------------------------------------------------------- <br /> The applicants have submitted the above referenced pre- <br /> application to reconfigure two existing parcels of approximately <br /> 33 acres and 49 acres . The proposal is to adjust property line <br /> to create a Parcel "1" to contain one acre and Parcel "2" to <br /> contain 81 acres . The property site is located generally on the <br /> southwest corner of Rolerson Road and Wolfinger Road extending <br /> westerly along the south side of Roberts Road, west of Stockton. <br /> The property has a General Plan designation of General <br /> Agriculture (AG) and a Zone of General Agriculture with a 80 acre <br /> minimum (AG-80) . APN 161-120-17 is in the Willilamson Act, <br /> (840013) . <br /> Based on staff' s review of the application and responses received <br /> from referral agencies, there are several issues that need to be <br /> addressed: <br /> • Parcel size: Health issue of creation of parcel less than two <br /> acres . <br /> • Frontage: Home site parcels require 150 feet frontage. <br /> • Williamson Act : Parcel of less than ten acres in Williamson <br /> Act require to file a Notice of Nonrenewal . <br /> • Animal setback requirements : Barns are required to be setback <br /> 40' from all property lines if the house are designed to house <br /> animals . <br />
