CONDITIONS OF APPROVAL <br /> PA-0700176 <br /> Klein <br /> Minor Subdivision Application No. PA-0700176 was approved by the San Joaquin County <br /> Community Development Department on June 12, 2007. The effective date of approval is June 22, <br /> 2007. This tentative map approval will expire on June 21, 2010, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne King, 953-7509) <br /> a. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. The <br /> property descriptions submitted with the Certificate of Compliance application shall substantially <br /> conform with the approved tentative map dated April 9, 2007. A fee is required to process the <br /> Certificate of Compliance application (Development Title Section 9-890.4) <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be recorded as a separate instrument with the Certificate of Compliance: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot area of forty (40) gross acres in size. (Development Title <br /> Section 9-610.2) <br /> (2) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-510.4) <br /> d. ACCESS: The following access requirements apply: <br /> (1) A proposed 25-foot wide private easement for access to Parcel 5, 6, and 7, along the eastern <br /> property line of Parcel 4 shall be recorded as a separate instrument. (Development Title Section <br /> 9-1150.15) <br /> (2) A proposed 25-foot wide private easement for secondary access to Parcels 6 and 7 along the <br /> western property line of Parcels 4 and 5 shall be recorded as a separate instrument. <br /> (Development Title Section 9-1150.15) <br /> e. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> Conditions of Approval - 1 - PA-0700176 <br />
