conforming residential use, a solid masonry wall six (6) to seven (7) feet in height shall be <br /> erected along the abutting property line. <br /> The parcels to the north are zoned Very Low-Density Residential (R-VL), and have a <br /> General Plan designation of Very Low-Density Residential (RNL), and both parcels <br /> contain a residence. <br /> Therefore, because there are existing residences on the adjacent parcels a solid masonry <br /> wall six (6) to seven (7) feet in height shall be erected along the abutting property line. <br /> (Development Title Section 9-1022.4[d][1]) <br /> Signs <br /> Any signs will have to be consistent with Development Title Chapter 9-1710.4 (f). One <br /> (1) freestanding sign is permitted for each street frontage of the parcel. <br /> Pole signs shall not exceed sixty (60) square feet in per sign face nor exceed forty-five <br /> (45) feet in height. Monument signs shall not exceed eighty (80) square feet per sign <br /> face nor exceed eight (8) feet in height. All signs must be a minimum of five (5)feet <br /> from any future right-of-way line. <br /> No signs have been proposed with this application. <br /> Neighborhood Opposition <br /> The Community Development Department received a letter of opposition expressing <br /> concerns regarding traffic and air pollution. <br /> Council of Governments <br /> A referral was sent to the San Joaquin Council of Governments (COG) for review. This <br /> project is subject to the San Joaquin County Multi-Species Habitat Conservation and <br /> Open Space Plan (SJMSCP) and is located in the unmapped area. Per requirements of <br /> the SJMSCP, unmapped projects are subject to case-by-case review. This can be a 90- <br /> day process and it is recommended that the applicant contact SJMSCP staff as early as <br /> possible. <br /> Traffic Study <br /> A traffic study needs to be completed and the initial study will need to be circulated <br /> through the State Clearinghouse. Additional review will be required by the Community <br /> Development Department before approval of this project. If the traffic issues can be <br /> resolved, the following conditions will apply: <br /> Site Approval Application No. PA-1300007 was approved by the Community <br /> Development Department on. The effective date of approval is. This approval will <br /> expire one, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. <br /> 2 <br />
