Because the project <br /> site is located in the City of Lathrop SOI and Planning Boundary, the City of Lathrop <br /> would respectfully request that the following Conditions of Approval be required of <br /> this project: <br /> 1. Prior to issuance of a grading or Building Permit, the Project shall pay <br /> its fair share of localized traffic impacts directly to the City of Lathrop <br /> under the North Lathrop Traffic Impact Fee (see attached). <br /> 2. Prior to issuance of a grading or Building Permit, the Project shall make <br /> complete frontage improvements to the entire Roth Rd. property <br /> frontage, including curb, gutter, sidewalks and street lighting. <br /> 3. Prior to issuance of a grading or Building Permit, the Project shall <br /> submit Off-site Improvement Plans for review and approval by the City of <br /> Lathrop for frontage improvements to the entire Roth Rd. property <br /> frontage, including curb, gutter, sidewalks and street lighting. <br /> 4.
